When helping homebuyers achieve their goals, many will find it difficult to make decisions on their next moves. I’m frankly no better – I, too, get paralyzed with too many options at hand. Luckily for us, researchers have written about this subject and came up with many strategies. One of them is simply named evidential reasoning. Let’s go through an example of how this could be helpful as you’re starting your search.
In the world of homebuying, the decision-making process can often feel overwhelming. But what if I told you that the complexity could be stripped away using a scientific approach known as evidential reasoning? It’s a method that has its roots in academic research from Bangladesh, where scientists have been exploring ways to simplify complex decisions. By applying this methodology to the homebuying process, you can make informed choices with clarity and confidence.
Setting the Financial Stage
The first step is to establish your budget. It’s the foundation of your homebuying journey and guides every decision you make thereafter. Knowing what you can afford sets realistic expectations and directs your search effectively.
Categorizing Your Home Needs
Once your budget is set, it’s time to create three critical lists that will serve as your compass throughout this journey:
Must-Have
These are non-negotiable elements that your new home must have for you to consider it. It could be the number of bedrooms, accessibility features, or proximity to work.
Important
Features that are not essential but are significant to you. Think of things like a garage, a large kitchen, or extra storage space.
Nice-to-Have
These are the perks that would be wonderful to have but are the first to go if compromises are needed, like a swimming pool or a home cinema.
Neighbourhood Navigation
With your lists in hand, it’s time to scout for neighbourhoods. The goal here is to find areas that check off all the boxes on your ‘Must-Have’ list within your budget. This might require some back-and-forth — tweaking your ‘Must-Haves’ or, if possible, adjusting your budget.
House Hunting Within Your Hoods
Now, within your selected neighbourhoods, it’s time to search for the specific types, styles and locations of houses that fulfill the most critical items from your ‘Important’ and ‘Nice-to-Have’ lists. This step is all about matching your desires with reality and finding the balance between the two. Take the time and score the houses you find, too, to aid in quick decision-making later on.
Market Reality Check
If your search comes up empty, it might be time to look at recent sales in the area. This can provide a reality check — are your expectations aligned with the market? If homes that met all your criteria sold far above your budget, it might be time to reassess either your expectations or your budget.

This same concept of evidential reasoning can be used through many scenarios of your home-buying journey. Are you undecided between two properties? Come back to your lists of ‘must have’, ‘important’ and ‘nice to have’ items. Be sure to include qualitative, subjective items too (style of the house, layout). Attribute a score 1-10 to each item, and attribute scores to each property as is fair.

At times, your gut instinct will tell you more than you can analyze. If you don’t feel the vibes in the home you’re visiting, it’s likely best to move on to the next one.
