Where to Live?

If you’re in the military and relocating to Ottawa, you might be wondering where to live—especially if you don’t plan to bring a car. Whether you’re posted to DND Carling (west) or CFS Leitrim (east), you’ve got options for walkable, transit-friendly neighbourhoods.

 

This guide is built for single CAF members who want low-maintenance living with easy access to work, groceries, and coffee shops. Let’s break down the best areas to consider based on where you’re posted and how you want to live.

What to Look For in a Neighbourhood

Here’s what most of my military clients want when house or condo hunting:

 

  • Good transit connections (OC Transpo and O-Train)
  • Walking distance to daily needs (groceries, gym, cafés)
  • Safe and quiet, but still social
  • A mix of rentals or affordable condos
  • Reasonable access to either the east or west end of the city

If You’re Posted to DND Carling (West Ottawa)

Hintonburg / Wellington West

This area is popular with young professionals and has a cool, laid-back vibe. It’s packed with local shops, gyms, and some of Ottawa’s best brunch spots. The Tunney’s Pasture LRT station is right there, and you can take transit to Bayshore, then bus to DND Carling. It’s a great pick if you want to walk everywhere and still get to work easily.

 

Westboro

Westboro is a bit more polished, with higher-end shops and great restaurants. It’s right off the Transitway and has great bike paths. You’ll find newer condos, some with river views. Transit to DND is simple, and you’ll enjoy being near the water.

 

Downtown West / Centretown

If you want to be right in the middle of everything, Centretown offers convenience and lifestyle. The LRT runs through here, and with a transfer, you can get to DND Carling in about 30-40 minutes. Lots of condo options for every budget.

 

If You’re Posted to CFS Leitrim (East Ottawa)

Alta Vista / Elmvale Acres

This area is calm, residential, and has direct buses to Leitrim. You’re close to the Elmvale transit station, which is a key route hub. It’s not flashy, but it’s affordable, safe, and practical. Bonus: the General Hospital and CHEO are nearby if you want to work or volunteer on the side.

 

Riverside South

Riverside South is newer, with lots of townhomes and mid-rise condos. While it’s a little farther from the action, transit access is decent, and you can get to CFS Leitrim in about 20 minutes by bus or carpool. It’s a good fit if you want newer housing and a bit more space.

 

South Keys / Greenboro

This is a great east-end option if you want shopping and transit within walking distance. You’ll find lots of buses heading directly to Leitrim. Bonus: South Keys Shopping Centre covers groceries, takeout, and basics. Rent and condo prices are also a little lower than the city core.

 

If You’re Not Sure Where You’ll Be Posted (Split the Difference)

ByWard Market / Downtown Core/Centretown

If your posting is uncertain, going central can make things easy either way. The Market and downtown give you great access to transit in both directions. It’s busy, social, and walkable. If you want to be around people, live car-free, and explore Ottawa, this is a solid bet.

 

Old Ottawa East

If you want a quieter, more relaxed vibe while still being central, Old Ottawa East is a hidden gem. It’s close to downtown and the Rideau Canal, with bus lines running east and west. You’ll find a mix of older homes, newer condos, and some great local spots along Main Street.

Should You Buy or Rent?

If you’re posted for two years or more and want to stay in Ottawa longer-term, it may make sense to buy. Many military buyers use Brookfield’s relocation program to help cover costs. Condos are a good option if you want something low-maintenance while you’re working long hours or travelling.

 

That said, if you’re not sure about staying, renting is always a safe choice. Most areas listed above have a mix of both options.

Ottawa is one of the better cities in Canada to live without a car, especially if you’re smart about where you live. Transit is slowly improving in some metrics, walkable neighbourhoods are growing, and military members have unique support through relocation programs.
