How to Walk Through Like a Pro

Ready for your final walkthrough? It’s the last step before you get the keys to your new home, and it’s crucial to make sure everything is in tip-top shape. Here’s a quick guide to help you nail it.

Est. reading time: 4 mins

Why the Final Walkthrough Matters

The final walkthrough is your chance to ensure that the property is in the agreed-upon condition. It’s not a home inspection, but rather a time to verify that everything is as it should be before you finalize the purchase.

General Condition

  1. Cleanliness: The home should be clean and free of any personal items from the previous owner unless otherwise agreed.
  2. Repairs: Check that all agreed-upon repairs have been completed to your satisfaction.
  3. No New Damage: Look for any new damage that may have occurred since your last visit.

Systems and Appliances

  1. Plumbing: Turn on all faucets, showers, and toilets to check for leaks and proper water pressure. Inspect under sinks for any signs of leaks.
  2. Electrical: Test all light switches, outlets, and fixtures to ensure they are working. Open the circuit breaker panel to make sure it’s labeled correctly.
  3. Heating and Cooling: Switch on the heating and air conditioning systems to confirm they are functioning properly.
  4. Appliances: Test all included appliances such as the oven, stove, dishwasher, washer, dryer, and refrigerator to ensure they are operational.

Structure and Exterior

  1. Doors and Windows: Open and close all doors and windows to make sure they operate smoothly and check for any broken seals or damage.
  2. Walls and Ceilings: Inspect for any cracks, stains, or signs of water damage.
  3. Floors: Look for any damage or stains on the flooring and ensure carpets are clean.
  4. Roof and Gutters: Do a visual inspection of the roof and gutters for any visible damage.

Exterior Spaces

  1. Garage and Outbuildings: Check the condition of the garage, shed, or any outbuildings. Ensure garage doors open and close properly.
  2. Yard and Landscaping: Verify the yard is in the agreed-upon condition, with no unexpected debris or issues.
  3. Fencing: Inspect the condition of any fencing for stability and security.

Safety Features

  1. Smoke and Carbon Monoxide Detectors: If it’s safe to do so, test all smoke and carbon monoxide detectors to ensure they are functioning.
  2. Security System: If applicable (and if possible), test the security system to ensure it is operational.
  3. Locks: Check that all locks, including those on doors, windows, and gates, work properly.

Documentation and Keys

  1. Documentation: Ensure you have all manuals, warranties, and documentation for appliances and systems.
  2. Keys and Remotes: Verify you have all necessary keys, garage door openers, and any access codes.

You've got it all!

The final walkthrough is your last chance to make sure everything is the same as how you bought it before you close the deal. It allows you to make sure your new home is in the expected condition and avoid any last-minute surprises on the actual closing day (when you get the keys!). Happy closing!

Bonus tips

1

Rekey, don’t change a lock

In most scenarios, it makes more sense to rekey your new home’s locks instead of changing them outright. Rekeying is usually cheaper, and it still provides you with a renewed sense of security.

2

Take your Time

Don’t rush the final walkthrough. Take your time to thoroughly inspect the property. Bring a checklist to ensure you don’t miss anything important. It’s better to spend an extra hour now than to discover a major issue after moving in.
